Enhancing Outdoor Living Experiences Pre-Construction Case Study on Enclosing a Rooftop Outdoor Space
Project Overview
The Royal Bayview Penthouse, located in Thornhill, Ontario, is a luxurious residential space offering unparalleled views of the city and golf course. The project involved designing a cutting-edge patio enclosure to complement the opulent property. Slide Clear Inc. was tasked with engineering and installing custom operable glass walls and a retractable pergola system for the wraparound terrace.
Key Challenges
High Wind Load Requirements:
The elevated rooftop terrace faced extreme wind pressures, as confirmed by a cladding pressure study conducted by Gradient Wind Engineering Inc. Structural innovations were necessary to ensure both safety and functionality.Design and Integration:
The design had to align seamlessly with the penthouse's aesthetic while maintaining structural integrity. The GLIDE frameless multi-slide system and Aria louvered pergola required precise engineering.Structural Support:
Specialized steel frames and mounting brackets were necessary to withstand wind loads and integrate with the existing building systems.
Solutions
Glass Thickness and Panel Height:
The GLIDE frameless multi-slide system utilized 12mm thick glass panels to withstand high wind pressures. Panel heights were capped at 8 feet to ensure stability without compromising aesthetics.Innovative Wind Management:
Bubble strips were added to the panels to prevent collisions and noise during high winds, enhancing durability and occupant comfort.Custom Steel Structures:
A steel support frame was engineered for the sliding glass walls and louver system. Concrete pedestals and specialized brackets securely anchored the structure.Comprehensive Engineering:
Slide Clear collaborated with structural engineers at RJC to meet all code requirements, including wind load compliance. Stamped and sealed drawings facilitated regulatory approval and integration with Tridel's base building systems.
Additional Features
Heaters and Electrical Integration:
Provisions were made for heaters and electrical systems, ensuring year-round comfort.Stakeholder Collaboration:
Slide Clear partnered closely with Tridel, engineers, and designers to achieve the project’s aesthetic and functional goals.
Lessons Learned
This niche project highlighted the importance of selecting experienced partners familiar with large-panel glazing and operable walls. Early design collaboration and tailored engineering were crucial in overcoming site-specific challenges. Despite tight timelines and budget constraints, strategic planning and stakeholder cooperation contributed to pre-construction success. A full project review will follow upon installation, with expectations of a highly successful outcome and satisfied homeowners.
